Location:

This property is 5 miles north of Tishomingo, OK located with frontage on Blue River Road and Hwy 377/99. It is only 3 miles west of the Public Trout Fishing Area on Blue River. The drive time from both Dallas and OKC is approximately 2 hours. Lake Texoma is about 15 minutes away.

Land:

Clear Creek Ranch is relatively flat with small granite lined drainages flowing off the property. The property is approximately half open and half timbered with the majority of the timber located along the drainages and creek. The remainder of the property is open grassland that has been used to run cattle.

Water:

Clear Creek Ranch takes its name from the crystal clear water flowing through a small creek that cuts across the property. The creek is fed at its headwaters by three springs and flows except during droughts or extended dry periods in late summer. Even during these times, there is usually water in various pools along the course of the creek.

The base of the creek transitions from pink granite on the western side of the property to sand on the eastern side of the property. There are six clear water ponds on the property, including one with a stone and concrete dam. In addition to a large diameter well on site, there is access to rural water along the frontage.

Improvements:

The ranch is completely fenced on the perimeter. Driving on the property is relatively easy on various pasture roads and also entrances on both the north and south sides. A corral and working pens are located near the SW corner of the property. Electricity is located along the road frontage.

Wildlife/Hunting:

The property has good deer and turkey hunting. Supplemental food plots and corn feeders have been used to attract and hold deer and turkeys roost in a large Sycamore tree that overhangs the creek. The ponds have been stocked with bass and the owner has caught 5 to 7 lb bass from them in recent years, including last year.
