Location. Down a lightly traveled paved farm to market road, in really pretty oak-covered country, lies this select ranch property. It is on FM 2873 northwest of Menard in Menard County.

Terrain. The general terrain in the area and on this place is hilly. It is the western Hill Country, and the predominant tree cover is live oak. There is no known oak wilt in the area. And there are very few if any cedar trees on the place. The grass cover here is exceptionally thick and hearty, making for eye-appealing countryside. The soil is calcareous and is rocky on upland sites.

Improvements. A small masonry cabin with a metal roof has been used as a hunting cabin for years. It is 900 square feet, open design with a fireplace and one bath.

Water. The ranch has a functioning water well, and a large concrete water storage reservoir. The water quality is reported to be good.

Wildlife. Whitetail deer are abundant, and turkey sign is found on the place. A number of other species are common in the area.

Comments. This is a good recreational property in that it is not only nice wildlife habitat, but it looks good too. It could carry livestock as well.
