This blueberry farm asset is located in Linn County, Oregon. The blueberry industry in Oregon State has grown substantially over the past decade. In 2019, Oregon was ranked #4 in the nation for the total number of harvested blueberries and in 2020 #1 for average production per acre. The popularity of blueberries has been increasing over the past 15 years, with the third-highest current growth rate in the fruit category, after raspberries and blackberries.

Although this asset does have irrigation water rights, the Willamette Valley relies heavily on precipitation to supply adequate water to permanent crops such as blueberries, tree nuts, and so on. The annual rainfall, in the Valley, ranges from 30-80 inches per year, depending on elevation. Irrigation water for this property is delivered via groundwater rights from on-site wells. These water rights, included in the sale, consist of an allocation for 234.90 irrigable acres, serviced by four irrigation wells located on the property. In addition, there is one domestic well that serves the homes and structures that are included in the sale.

Farmland in this area is a tightly held asset with ownership often transferring from generation to generation and rarely coming up for sale to the public.
