The West Rosita Pasture of the original 200,000 acre historic Chittim Ranch has been owned and operated by the same family for over 100 years. It is now being offered in two parcels, the east pasture consisting of 1832 acres and the west pasture consisting of 2765 acres. The ranch is in an area known for producing native whitetail Boone and Crockett bucks. Several large lakes support excellent bass fishing, seasonal duck hunting and dove hunting.

This ranch has all the diverse brush species necessary to grow very large deer. Brush species include guajillo, guyacan, blackbrush, granjeno, whitebrush, persimmon, huisache, tasajillo, prickley pear, etc. Elm and hackberry trees can be found on the creek drainages and mesquite trees are scattered across the ranch. Grasses include grama, bluestem, dallas, mesquite, native bermuda, and onion grass.

This property ranges from gently rolling hills to low lying creek bottoms. Elevation change of 50 feet.

This ranch offers low fence native hunting at its best. Due to the water and excellent brush diversity, this ranch produces an abundance of native wildlife. There has been very little hunting pressure on the property having only been hunted by family for many years. Along with the large native white tail hunting opportunity, there are bob white, blue quail, white wing, and mourning dove, hogs, and varmints. Also, the lakes support bass fishing and seasonal duck hunting.

The perimeter along Hwy. 277 is low fenced for approximately 3 miles. The west and south boundaries are high fenced with the east side sharing a low cross fence with the east pasture. There are no structural improvements. Roads are in good condition.

This pasture has 4 tanks or lakes, several of which are 30 feet in depth. The ranch has a major drainage traversing the property. Saus Creek traverses the ranch providing good drainage for the tanks and lakes. There currently is not a water well on the property, but test holes were drilled in 2013 to find water. Water was found on the property; water was found at 45 feet and 4 GPM.
