TRACT 1

The SW 15-4-1, Brantford Township, Washington County, Kansas.

This farm is well located 3 miles east of the Republic/Washington County line on Highway K-148, then 1 mile south. This is the southwest corner of the place, at the intersection of Concord and 9th Roads.

This farm, 160 acres, more or less, consists of 2 cropland fields of 48.97 acres and 65.16 acres, for a total of 114.13 acres cropland, 39.51 acres native grass pasture, and 1 acre waterways. This is a productive, well located farm with all gently sloping Crete soils. All but 25 acres of the farm are planted to wheat.

The FSA bases and yields are 48.5 acres wheat, 35 bushels; 58.7 acres milo, 64 bushels; 3 acres soybeans, 16 bushels. The 2010 taxes were $1,008. 18.

This farm is also well located, 4 miles east of the Republic/Washington County line on Highway K-148, then 3 miles south. This is the northwest corner of the farm at the intersection of Deer Road and 7th Road.

This farm, 120 acres, more or less, consists of 92.5 acres cropland in 4 fields, with the rest of the farm being waterways, a small pasture, and the old farmstead. This is also a productive, well located farm with all gently sloping Crete soils. There are 48 acres of wheat planted.

The FSA bases and yields are 50.3 acres wheat, 35 bushels; 12 acres corn, 65 bushels; 9.9 acres milo, 56 bushels; 19.4 acres soybeans, 24 bushels. The 2010 taxes were $791.12.

Terms: Ten (10) percent down, the balance due on or before June 9, 2011, but not before May 30th. Possession will be at closing, subject to the tenants rights.
