The tract offers excellent deer, turkey and squirrel hunting. It also has a good potential as a timber investment as over 100 acres are in highly productive pine plantations that are ready for thinning. The hardwood forest has a high component of oak, growing on good hardwood sites, so the tract offers good market diversification with productive stands of both pine and hardwood. About 25 acres are open land devoted to powerline right-of-way, roads and small fields.
