This tract of land is located just a few miles from the town of Vernon (pop. 11,000). With a 690 deeded easement off of the paved FM 2073, it is accessible, yet private. Only a 1/3 of a mile south of the Pease River, it is the perfect place where you can hunt and also graze some livestock.

The whole perimeter has a five line barbed wire fence around it, with metal t-posts and piped corners. The gates are all metal too. There are no cross fences. On the south half is a 17 +/- acre cleared pasture for horses or cattle. This pasture has coastal that was planted years ago, plus native grasses. The soils here are sandy and well drained. On the southern end of this pasture, near the entrance gate, is a set of pens and a water well. The water well is pumped to a metal stock tank by an electric sump pump. A public utility meter is in place to run the well pump.

This grass pasture gently rolls 30 down to a wooded bottom, which is covered in mesquite trees and brush. There are also scattered hackberries, willows, and a few cottonwoods. A large 1.5 acre water slough is down here, which is full right now from all the Spring rains weve had. It was carved out by the Pease River decades ago, when the river ran along this bluff. The river channel has since shifted north by approximately 1/3 of a mile. This slough could be dug out deeper to make is a seep tank, as the water table is very shallow underneath the bottom pasture. It would also hold rain runoff longer if it were dug out.

Being so close to the river, this bottom pasture is a great place to hunt whitetail deer, hogs, varmits, and predators. Weve seen turkey down there too. If the slough catches rains in the late summer or Fall, it could be used for duck or dove hunting too. There is very little hunting pressure from the neighbors both around this tract and across the river. You basically only have two immediate neighbors; a 225 acre ranch on the south and west, and a 680 acre ranch on the north and east. They are both owned by local ranchers who live on the ranches themselves.

The views across the Pease River valley are really nice and provide several locations to build a home or weekend cabin. Utilities are already in place and well water is easily obtainable.
