Combined 620 acres of 3 parcels being offered individually and in combination (see "Method of Sale):

Combination - 620 acres, m/l, with 554.87 NHEL crop acres, of which 27.5 acres are in CRP. CRP contracts pay $4,612 annually and expire 9/30/13. CSR on combined cropland acres is 66.5.

Parcel 3 - Approximately 75% of cropland is pattern tiled.

NOTES:

Crop year 2014 is the 2nd year of a 2-year lease. Buyer will have the option to continue the lease through 2014 or terminate the lease this fall. Seller has agreed to buy out current tenant's 2014 lease should any Buyer elect that option.

MidAmerican utility poles on Parcels 1 & 2 will be removed and relocated outside the south fenceline. Construction to be completed between now and 2015. Should construction take place during the crop season, contractor will reimburse for 100% of crop damage on affected acres, plus will pay 50% of that same payment the 2nd year and 25% of that same payment the 3rd year for soil compaction.
