Water

The largest body of water is the 10-acre Annin Lake, which is formed by Beans Creek, which runs throughout the ranch. There are over 2.5 miles of Beans Creek on the ranch. The fishing and waterfowl hunting at Annin Lake Hideaway is excellent. On the banks of Annin Lake the new owner will find a newly remodeled hunters cabin, an excellent location to sit on the porch and enjoy the views of the lake and wildlife. Other water features are prevalent on this ranch. There are 4, under 1-acre bodies of water, a 3.5-acre body of water and several creeks. There are other prime locations that would make excellent lake sites on the ranch.

Wildlife

Annin Lake Hideaway offers excellent hunting. The ranch currently has Whitetail Deer, Aoudad, Axis, Blackbuck, Bison, Elk, and Hogs. The current owner has worked with a Wildlife Biologist to assist in the management of the hunting ranch as it relates to water resources and wildlife management. There are thirteen hunting areas which are conducive to both rifle and archery hunting. 18 Poly-Dome hunting blinds and several feeders were strategically positioned on the ranch. The feeders include eight 4,000 lb. feeders, two 2,000 lb. feeders, and a 3,000 lb. feeder. When the owner put up the 17,000 feet of high game fence (with varmint wire), they elected to leave the preexisting low game fence. This provides the future owner with an excellent opportunity to choose how they wish to continue operating the ranch.

The well-constructed custom-built lodge is 3,600 square feet. It has 6 bedrooms and 3 bathrooms; it can accommodate up to 30 people. The owner went above and beyond during the construction and included 8 inches of spray foam insulation. In its current use, electric bills do not exceed $200. As you step out the backdoor, the new owner will see a concreted walkway leading to the fire pit area. There is a 35'x65' shop and a 15x15 walk in cooler, both with concrete flooring.
