MANNER OF SALE: This real estate will be offered as a “MULTIPARCEL” auction in 10 individual tracts and in combination of tracts. It will be sold in the manner that produces the highest aggregate bid. Bids on individual tracts and the total property may compete. Auction procedure and increments of bidding are at the discretion of the auction company.
TERMS: 10% down day of sale, with the balance to be paid on or before July 7, 2009, or upon such terms as may be acceptable to the Seller. Personal and corporate checks are acceptable for the
down payment with the final payment to be made in certified funds. All funds will be held by the auction company in their trust account or by an identified title/escrow company. Bidding is not contingent upon financing. Financing, if necessary, needs to be arranged and approved prior to the auction. Announcements made day of sale take precedence over printed material and
previously made oral statements.

CROPS: Buyer(s) will receive 100% of the 2009 growing wheat crop on Tracts 1 and 10. (See chart below for planted wheat acres.) There was 29# of N, 5# of sulfur in conjunction w/insecticide
applied to the growing wheat, at no cost to the Buyer(s). There is no crop insurance in effect on the growing wheat.
FSA INFORMATION: Buyer(s) will receive 100% of all FSA payments associated with the 2009 crop year.
CRP PAYMENTS: Buyer(s) will receive 100% of the 2009 CRP payments which will accrue from 10/1/08 thru 9/30/09, and all future years’ payments under the current CRP contracts. See chart
below for details.
CLOSING & POSSESSION: Date of closing will be on or before July 7, 2009. Possession will be the date of closing. The bridge planks, hay bales and other miscellaneous items of personal
property located at the farmsteads on Tract 4 are not included in this sale, and Seller will reserve the right to remove said personal property until August 1, 2009.
REAL ESTATE TAXES: Seller will pay taxes for 2008 and prior years. Taxes for 2009 will be paid by the Buyer(s).
