The orchard was developed in 2015 & 2016, and the trees are just coming into production. The open farm land is currently being set aside for water credits. A new Buyer can continue to purchase additional open ground in the area or purchase surface water on the open market from Semitropic Water District. Property also has wells, reservoirs, and filters.

Included in the purchase price is 5,000 acre feet of banked water.

Buyer shall enter into a marketing contract for future pistachio crops with Wonderful for a minimum of seven (7) years.

+/-646.73 acres were planted to 75% Golden Hills and 25% Kerman Pistachios in 2015 at 19 x 17 spacing.

+/-502.00 acres are planted to 16% Golden Hills and 84% Kerman Pistachios in 2016 at 20 x 16 spacing.

Water

+/-1,271.24 acres of the property are located in Semitropic Water Storage District (Kern County Ranch). The current contract with Semitropic allows the landowner to bank water in the Semitropic water banks and use those credits to pump ground water on the property. Property also has wells and filters.
