319 acres more or less with 221.4 acres enrolled in the Conservation Reserve Program at a rate of $39.33 per acre through September 30, 2008. This CRP tract has been signed in an additional ten year contract, but could be taken out of the program for a minimal penalty before the first CRP payment is made in 2009 on the new contract. The balance of the land is currently farmed dryland. There are two irrigation wells on the property and a domestic well used at a set of cattle working pens along the west side of the property. A pivot pad was poured over ten years ago and was used for a short period with a center pivot sprinkler and one of the wells. The two wells are tied together with PVC and some concrete tile underground lines. This property is surrounded by sprinkler irrigated farmland and has great potential for sprinkler irrigation if broken out accordingly.
