Auction Location: Meeting Room #1 at the Pavilion of the Chisholm Trail Expo Center at the Garfield Co. Fairgrounds, 111 W. Purdue, Enid, OK

This outstanding 320 +/- acres is located 5 miles N. of Garber, OK on S.H. 74 with mile of hwy frontage just a few minutes from I-35. According to the Garfield County F.S.A. the NE/4 has 86.1 acres of cropland with a 77.6 acre wheat base and a 28 bushel per acre yield; the NW/4 has 74.9 acres of cropland with a full wheat base and a 28 bushel per acre yield. The cropland is currently established to Marshall Rye Grass for cool season livestock grazing. The balance of the land is in good Bermuda & native grass pasture & scattered timber providing year around grazing & shelter for livestock; a flood control lake which can retain up to approximately 20 acres of water, several ponds & a timber lined creek (providing wildlife habitat as well as fishing potential & excellent habitat for Canadian ducks & other water foul). Improvements include a round top barn w/12 overhead doors at either end, RV hook-up, rural water, storm shelter, nice set of corrals, alley ways, holding/catch pens (most w/water), & cross fences for rotational grazing. Be sure to take a look! Legal: N/2 1-23N-4W, Garfield Co., OK. Minerals: Do not sell. Possession: Possession is to be given upon payment in full of the purchase price and transfer of title, at closing. Taxes: The 2012 taxes were approx. $937.00. The 2013 taxes will be prorated to the day of closing. Order of Auction: Because cross fences are designed for year around rotational grazing and each section leads to water & livestock pens, this 320 +/- acres will be offered as 1 tract only.
