The coverage is native grasses such as plains bristle grass, bush muley, salt grass, with good cover of mesquite and other brush and browse. Approximately 1700 acres were in farm land. The last crop grown was wheat in about 1986. There are 5 irrigation wells not in use. They were pumping at 2000 gpm when in use. The ranch has an interesting historical setting.

The ranch is well watered with 15 wells. All have submergible pumps. Each watering is enclosed with pens or water lots making it easier to gather cattle. There are 8 to 9 dirt tanks located on the ranch.

There is one three bedcroom, two bath house in fairly good condition. The hunters think it is very good. There are 18 pastures, two set of pens. One new set made of metal is located in the middle of the north part of the ranch. The other set is at headquarters. There are 25 miles of new inside fences and about 6 to 7 miles of outside fences; all in good repair. The roads are in good condition.
