Cypress and Tupelo Gum trees tower over 100 feet tall throughout the low lying areas along with multiple varieties of Oaks and other hardwoods along the ridges where deer and other game are prevalent including ducks and alligators. This is one of the last known large contiguous parcels that rival most any other in South Louisiana. It is joined by thousands of acres of wildlife management area on 3 sides and private land owners on other parts that include a nice golf cart community. The homes there are upscale and include private boat docks with yachts and fishing boats to sport the Amite River Diversion Canal, which runs through the property, and on into the Gulf of Mexico.

The following narrative was provided by the sellers:

As the mineral play in the Tuscaloosa Marine Shale moves southward due to no more large tracts available north of our property we are currently offering this tract for sale.

Not only do we have game and fishing but we own all the minerals. We have a current mineral opinion/survey that has never been done on this tract previously. There are 26 acres near the north east end near Highway 22 that could not be proven. So, there are approximately 3304 acres of minerals. There are no leases, oil, gas, hunting or otherwise on this place. There is currently no production on the property. There has never been a producing well on this property.

The tract is approximately 70% swamp and 30% dry land. Timber has not been cruised however we feel the values would range somewhere near $400-600/acre. Some timber was last harvested in the 1930s. It has dry land access by way of Hwy 22, (a 30 foot easement not complete to be recorded), Pecan Street (we own 1320 feet of this street), and across the canal at the golf cart community. Wet land/boat access by the Amite, Petite Amite, Diversion canal and other water ways.

We have preliminary info to begin a wetlands mitigation bank. There is a planned servitude by USACE for a wetlands rehydration project that includes coming across this property. A recent servitude on an adjoining tract paid the landowner nearly $1 million. There is another project planned by USACE to clean out the Petite Amite to make it navigable. This is bonus income as well.

We will be glad to furnish our complete mineral opinion after we talk or perhaps enter into a purchase agreement. This has taken us 2 years to get the title opinion and the mineral opinion.
