Location; The ranch is located in Guadalupe County at 3540 Woelke Road just West of Seguin, TX 78155 and about 25 miles East of San Antonio. The ranch fronts on a paved county road.

Description/Remarks; This Guadalupe county ranch is heavily wooded throughout and has a sizeable wet weather creek that traverses part of the property from Northeast to Southwest. The terrain on the property contains rolling hills with elevations that run from 525 in the creek bottom up to 580 on the hill tops. There is an extensive road and sendero system that is in place on the property that provides for access and hunting blind locations throughout the ranch. The property has good sandy loam soils for food plots, several ponds & is suitable for livestock grazing if desired.

Wildlife; The owners indicate that there are whitetail deer, feral hogs, wild turkey and other native game species.

Water; The ranch has several ponds and a Springs Hill Water Service Corporation water meter at the front gate.

Vegetation; This ranch has Live Oak trees, Cedar Elm, Mesquite, Hackberry and other native trees. Grasses on the ranch are mostly native grass types.
