The Ramsey property consist of 37.62 acres and Hancock County FSA records indicate that there are 33.98 acres of crop land, all of which are currently in row crop production. The farm will sell subject to the 2022 crop tenancy agreement. The current owner will retain all of the 2022 crop revenue. Upon the removal of the current soybean crop the new buyer may have full possession of the farm. There are no current hunting leases.
The Ramsey Property is a productive piece of farmland with both a highly percentage tillable and an existing area of brush and a small pond that allows for whitetail deer and turkey hunting. Access to the property is off North County Road 1700. This is a well-maintained gravel road.

Taxes: The 2022 taxes payable in 2023 will be paid by the seller by means of a credit at closing.
TERMS & CONDITIONS: The successful bidder will be required to make a 10% down payment at the conclusion of the bidding process with the balance due and possession given at closing in 30 days or less subject to the current farm tenancy. The cost of title preparation, title insurance and closing costs will be split 50/50 between the seller and the buyer.
Title work and closing will be done by Capps, Ancelet, Incenogle, and Wallace.
The seller will convey the property off the existing legal description, so there will not be a survey done of the property.
