TRACT I

Legal Description: NE 30-4-6 Jewell, Co. Kansas

General Description: 160 acres located on the southwest corner of 260 & I road (2 miles North, 1 mile East, mile North of Randall, Kansas). The farm has 126.4 acres of cropland, 32.82 acres of creek. Base acres are wheat 103.1 with 35 bu yield, milo 20.7 acres with 66 bu yield, corn 0.4 acres with 52 bu yield, for a total base acres of 124.2. The farm is classified as not HEL. Possession of 126.4 acres planted to wheat will be after 2013 wheat harvest. Purchaser will receive the landlords 40% crop share. Purchaser will pay 50% of expense on 2013 wheat. Purchaser will pay all of 2013 taxes. 2012 taxes were $1,492.16 .

Terms: 10% of purchase price as down payment day of auction, the balance will be due upon closing on or before April 30, 2013. Title insurance will be used the cost will be split 50/50 between seller & purchaser. Escrow & closing fees will be split 50/50 between seller & purchaser. Weltmer Phillips will act as escrow agent.

TRACT II

Legal Description: N SE 21-5-5 Cloud, Co. Kansas

General Description: 79.6 acres located mile West of Jamestown. The farm has 97.4 cropland acres. Base acres are wheat 64.4 with 35 bu yield, corn 0.2 acres with 52 bu yield, grain sorghum 12.9 acres with 66 bu yield, for a total base acres of 77.5. The farm is classified at not HEL. Possession will be after 2013 wheat harvest. Purchaser will receive the landlords 40% crop share. Purchaser will pay 50% of expense on 2013 wheat. Purchaser will pay all of 2013 taxes. 2012 taxes were $732.10.

TRACT III

Approximately 17 acres in the Southwest edge of SW 23-5-5 located on the East side of Jamestown, Kansas. (On the east side of 40th road from Teal road north to the fertilizer plant, the trees on the east side of pasture will be the line). This tract contains the farm site with 2 story home. The home has 2 bedrooms, dinning room, living room, kitchen, sun porch & bath on main floor. The second story has a 2 bedroom apartment with outside entrance, also another bedroom upstairs. There is a full basement with a cement floor. The home is on natural gas and city water. There is steam heat with window air conditioners. The seller will do no inspections or repairs on the home or buildings. All inspections made by purchaser must be made by March 25, 2013. There is a open machine shed, 2 barns, garage, 2 other out buildings. This tract has a 10 acre pasture and a 2.7 acre tract of wheat along with the farm site. Possession of the home, buildings & pasture will be upon closing. Possession of the farm ground will be after wheat harvest. Purchaser will pay 2013 taxes. This tract will be offered, the bid will be held, Tract IV will be offered with that bid being held. We will total the 2 bids and offer the entire tract. The highest bids will be the selling price.

TRACT IV

Legal Description: SW 23-5-5 less the above tract and the highway.

General Description: 123.2 acres all cropland located east of the above tract. The farm has approximately 123.2 cropland acres. Base acres are wheat 101.1 with 35 bu yield, corn 0.3 with 52 bu yield, grain sorghum 20.3 with 66 bu yield for a total base of 121.7 acres. The conservation system is being actively applied. Possession will be after 2013 wheat harvest. Purchaser will receive landlords 40% share of 2013 wheat. Purchaser will pay 50% of expense on 2013 wheat. Purchaser will pay 2013 taxes. This tract will be offered, the bid will be held.

TRACT V

Tract III & IV will be totaled and then offered as a total. If the bid exceeds the 2 tract bids it will sell as one unit. The total taxes on this farm for 2012 were $2,616.74. .
