Cedar Valley Farm & Ranch is a rare 3,878+/-continuous acre farm available in Iron

County, Utah near the town of Enoch. This ranch has already undergone the

process to become fully organic, improve the irrigation system, and develop a good

buyer market for their products. Cedar Valley Ranch consists of good water, large

acres of farm ground, and proximity to Cedar City and is a very functional and

productive farm.

LOCATION

Cedar Valley Ranch is located north of Cedar City. Cedar City is the largest city in

Iron County, Utah. It is located 250 miles south of Salt Lake City, and 170 miles

north of Las Vegas on Interstate 15.

ACREAGE AND DESCRIPTION

The Ranch consists of 3,878 +/- acres and 1,305 +/- irrigated acres. There are ten

(10) center pivots irrigating 1,145 acres and wheel lines that irrigate 160 acres.

Nearly half of the ground is in alfalfa and the balance is small grains. All farm acres

are certified organic, and the crops and hay are sold as such.

OPERATIONS

Operations are hay production targeted toward the organic dairy market. The small

grain production is mostly sold into the greens industry to make dietary

supplements, supplement drinks, and other related products. The ranch has

historically carried sheep and/or cattle to graze the remaining land.

IMPROVEMENTS AND WATER

There are 11 water wells on the property that are all connected throughout the

farm. All water can be metered. Other water sources are Braffits Creek and Rush

Lake. These are seasonal runoff water sources that the farm has the water rights

on. These sources are also connected into the water well system. Total acre feet are

4334 and the farm currently uses an average of 4 ac ft/ac to irrigate. There are

some livestock handling facilities on the property.
