The Redland Tracts (#03019-03438) are a pair timberland parcels each containing 20 acres (per tax assessor records) located in southern Cleveland County, Arkansas, about 8 miles southeast of Kingsland, AR (North 33.814089, West 92.159313). Both parcels were heavily thinned around 2005 and have been allowed to regenerate naturally. A timber volume estimate conducted in April 2018 shows an even mix of older pine sawtimber and younger pine pulpwood in the southwestern-twenty; the northeastern-twenty predominately features young pine pulpwood reproduction. The land is well-drained outside of any major creek system. According the USDA NRCS web soil survey, the property is based upon an assortment of fine sandy-loams and silt loams that give the property a site index rating for Loblolly Pine ranging from 86 to 90 feet (base age 50). Historically access has been used via a woodsroad running approximately 1.5 miles northeast from the end of Rainey Road, a gravel residential road. Considering the nice stocking of young pine timber growing on a fine site, these two parcels are on their way to provide the landowner with an excellent future timber investment.
