Margaret Hunting Property - CRP Income!

This is an affordable piece of hunting land in northern Foard County, north of the Margaret community. The land is approximately 1/2 mile long by 1/8 mile wide and has county road frontage on both its west and south side. It lies in a remote part of the county, where very few vehicles travel other than local farmers and ranchers, and is 1.5 miles south of the Pease River. This is the first time in decades that this farm has been available for sale, as it is an old family place.

This land is in the Conservation Reserve Program (CRP), which is a federal erosion prevention program. The contract runs through 2020 and pays the landowner an annual payment of $1,080 each Fall. This contract will have to be assumed by the buyer at closing. While it limits the owner from cultivating the land for agricultural purposes, it does not prevent the owner from installing small food plots for wildlife or hunting in general.

This property will have whitetail deer traveling through it and the potential for wild hog, bobcat, and coyote. I jumped a large covey of bobwhite quail during the photo shoot as well. It is currently being hunted by a neighbor, who has a feeder and deer blind on the place, but these will not convey with the sale. There does not seem to be much hunting pressure around the tract. Deer tracts and trails are consistent on the sandy county road, crossing onto the place.

The property has a mix of tall range grasses, wild plum thickets, and scattered mesquite and cedar trees. It is a flat piece of ground, and while there is not a place to build a pond, underground water is considered to be plentiful in this area and the water table should be within 40 deep. Several of the area farms have irrigation pivots on them. Electricity is available on the west boundary at the county road, if you wanted to set up an RV hook-up.
