Pearcy, AR 71913 - Garland County

The Pearcy 40 tract is located approximately one mile northwest of Pearcy and Highway 70 and thirteen miles west of Hot Springs, Arkansas and is further described as NE 1/4 of SE 1/4, Section 36, Township 3 South, Range 22 West, containing 40 acres, moer or less, Garland County, Arkansas (see attached maps).

Access to the tract is a deeded right-of-way through adjoining land. Terrain is flat to gently rolling.

Timber consists of approximately 25 acres of pine plantation established in 1992 and 15 acres of pine plantation established in 1984. Both stands were selectively thinned in 2009 - 2010. Based on 10% inventory conducted by Kingwood Forestry Services in June, 2012, estimated timber volumes include 877 tons of pine sawtimber and 473 tons of pine pulpwood. Soils on the property are well-suited to growing commercial crops of pine.
