The Social Hill Tract (Listing #4646) is located one (1) mile southwest of Social Hill exit of I-30 and six (6) miles southwest of Malvern. Tract is further described as E of SW of SE, NW of SW of SE, Section 3, Township 5 South, Range 18 West, containing 30 acres, more or less, Hot Spring County, Arkansas. Timber consists of unthinned 2000 pine plantation and native hardwood. Access is via gated woods road from Midway Road. Lock on gate opens with combo 5-7-5-7. Terrain is rolling. Prairie Bayou Creek crosses tract within one-half () mile of Ouachita River. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per 2 acres) in March, 2018. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 26 Trees; 8,766 BF; 56 Tons

Pine Chip n Saw: 265 Trees; 6,008 BF; 71 Tons

Pine Pulpwood: 8,183 Trees; 1,041 Tons

Hardwood Pulpwood: 1,078 Trees; 256 Tons

The Central Tract (Listing #4642) is located six (6) miles south of Malvern and is described as E of NE, Section 21, Township 5 South, Range 17 West, containing 80 acres, more or less, Hot Spring County, Arkansas. Timber consists of 1999 pine plantation thinned in 2017. Access is via woods road from gated Whiskey Trail. Lock on gate opens with combo 5-7-5-7. Terrain is rolling. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per two acres) in March, 2018. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 2,052 Trees; 79,757 BF; 814 Tons

Pine CNS: 4,975 Trees; 92,651 BF; 922 Tons

Pine Pulpwood: 4,024 Trees; 1,097 Tons

Pine Topwood:704 Tons

Hardwood Pulpwood: 647 Trees; 77 Tons

The Flakeboard Tract (Listing #4643) is located five (5) miles northeast of Malvern near Gifford community and is described as SW of SE, Section 9, Township 4 South, Range 16 West, containing 40 acres, more or less, Hot Spring County, Arkansas. Timber consists of well stocked 1993 plantation. Site index for loblolly pine averages 85 feet (50 year base) on Sacul-Smithton association soils. Tract corners with Willamette Road and can be accessed from the west via Vail Farm. Terrain is flat to gently rolling. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per two acres) in June, 2018. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 2,439 Trees; 155,023 BF; 1,567 Tons

Pine CNS: 4,206 Trees; 147,775 BF; 1,711 Tons

Pine Pulpwood: 9,178 Trees; 2,722 Tons

Pine Topwood: 678 Tons

Hardwood Pulpwood: 815 Trees; 99 Tons

METHOD OF SALE: These tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted on any or all tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, August 31, 2018. Buyers submitting offers are welcome to attend the bid opening. Mailed bids should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Hot Spring County Land Sales clearly marked in the lower left corner of the envelope to protect the security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Bids may also be delivered by fax to 870-246-3341 or by e-mail.
