The Magnet Cove and Glen Rose Tracts will be offered by lump sum sealed bid on Friday, May 17, 2019, at 10:00 a.m. Bids may be submitted for either or both tracts.

The Magnet Cove Tract (Listing #4564) is described as Part of NW of NE Part of NE of NW, Section 28, located in Township 3 South, Range 17 West, containing a total of 18 acres, more or less, Hot Spring County, Arkansas (see attached maps). Access is excellent with frontage on paved Harver Hills and Magnet School Roads. Terrain is gently rolling. Small creek flows along the south boundary of property. Property is within one-quarter-mile of Magnet Cove School. Merchantable timber consists of native pine and hardwood. Kingwood Forestry conducted an inventory of merchantable timber (one point / acre with cruise lines running north-south) in April, 2019. Based on the inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 352 Tons

Pine CNS: 26 Tons

Oak Sawtimber: 125 Tons

Gum & Misc. Sawtimber: 200 Tons

Pine Pulpwood: 49 Tons

Hardwood Pulpwood: 717 Tons

The Glen Rose Tract (Listing #4563) is described as NW of SE, Section 35, located in Township 3 South, Range 16 West, containing a total of 40 acres, more or less, Hot Spring County, Arkansas (see attached maps). Access is through adjoining landowners via gated gravel / woods road from Red Wagon Road (County Road 185). Terrain is gently rolling. Small creek flows along the middle of property. Site index for loblolly pine averages eighty (80) feet (base age 50) on Carnasaw-Bismarck-Sherless complex, Carnasaw-Bismarck-Zafra complex and Magnet stony loam soils. Timber consists of mature pine and pine/hardwood pulpwood. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per acre with cruise lines running north-south) in February, 2017. Based on the inventory, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 2,381 Tons

Pine CNS: 221 Tons

Oak Sawtimber: 9 Tons

Pine Pulpwood: 856 Tons

Hardwood Pulpwood: 426 Tons
