Description

The 40 acre Red Mountain Timber Tract is located 8 miles north of Grants Pass, along the northfacing slopes of Walker Mountain. The property was commerciallythinned 15 20 years ago, leaving an understory of mostly 35 yearold timber that may provide additional harvest income within 15 years. There is an estimated net timber volume of 176 MBF of primarily 89 yearold Douglasfir and incense cedar on 27 acres, with the balance a mix of pine, cedar and hardwoods. There is a recorded easement and rightofway for use of the Walker Mountain Road (BLM 3559) that provides access to the eastern section of the tract.

The Red Mountain Tract has moderate slopes, with a Douglasfir Site Class IV. Adjoining owners to both the north, and east, are private, and Josephine County is the adjoining owner to both the west and south.

Township 35 South, Range 5 West, Section 6, Tax Lot 2400. From Exit 66 of I5, take Jumpoff Joe Creek Road and proceed east 3.8 miles to Winona Rd. Proceed 1.9 miles and take right onto Walker Mountain Road. (BLM 3559) at .06 miles take right fork through yellow gate and proceed 2.8 miles to tract.
