Location: The Highway 299 Tract is located seven (7) miles southeast of Prescott and five (5) miles north of Rosston. The tract is described as NE of NE, Section 29, Township 12 South, Range 21 West, containing 40 acres, more or less, Nevada County, Arkansas (see attached maps).

Tract Description: The Highway 299 Tract consists of 23 acres of native mature pine and hardwood. Remainder of acreage is open marsh and cypress, offering duck and waterfowl habitat. Access is from south; tract nearly touches Highway 299. Site index for loblolly pine averages ninety (90) feet (base age 50) on Smithton fine sandy loam and sandy loam soils. Tract offers excellent recreational opportunities, with immediate income potential from high quality timber.

Merchantable Timber: Kingwood Forestry conducted an inventory of merchantable timber (one plot / point per acre with four cruise lines running east and west) on 23 acres in July, 2018. Based on the inventory on 23 acres, estimated tree counts and timber volumes are as follows:

Pine CNS: 135 Trees; 5,793 BF; 69 Tons

Oak Sawtimber: 105 Trees; 14,510 BF; 115 Tons

Misc. Sawtimber: 26 Trees; 3,665 BF; 29 Tons

Pine Pulpwood: 564 Trees; 200 Tons

Hardwood Pulpwood: 2,650 Trees; 898 Tons

Due to variations in cruising methods, utilization standards, and scaling practices, tree counts and volume estimates cannot be guaranteed. Volume reports in Tons and Board Feet are included. Additional timber volume reports (tree counts by species, diameter, and height) are available on our website. Based on our inventory, pine sawtimber averages 17 inches dbh and 223 board feet / tree.
