This liquid nitrogen manufacturing plant started being erected in 2010 -2011 and was never completed. The plant consists of two 35 ton per day high pressure nitrogen units that was reported to be built in in 1964-67 and were installed in Louisiana. In 1976 they were moved to New Mexico and in the early 1990s it was dismantle and moth-balled. A rough list of the equipment can be viewed at the Lippard webiste The 40 acres is located just mile east of Mooreland, Oklahoma with good Highway 412 frontage. The principal soil types are Grandfield Fine Sandy Loam, class II; Eda Sand, class III and IV.

Order of Auction: The real estate and plant will be offered separately and then collectively to determine the highest possible price.

Legal Description: NW/4 of NW/4 of Section (34), Township (23) North, Range (19) W.I.M. Woodward County, Oklahoma

Taxes: $50.00

Possession: legal possession will be given at closing subject to the 120 day removal period for plant.

Terms on Real Estate: 10% of the total purchase price will be placed in escrow the day of the auction with the balance being due upon delivery of marketable title. Surface buyer will be giving plant buyer 120 days from said auction date to have plant removed.

Terms on Nitrogen Plant: Plant is being sold separate from the land to be dismantled and removed as personal property. 100% of the total purchase price is to be paid in full day of the auction. Plant must be removed from surface within 120 days from said auction date.
