Rocksprings, TX 78880 - Edwards County

Located in the higher elevations of northwest Edwards County, from 2220' to 2260', this land is 100% usable, loaded with live oaks and cleared open meadows. A small draw occupies the western half of the property with the camp area sitting on a rise towards the northwestern corner. The arroyo feeds Buffalo Draw drainage flowing west towards Devils River.

The camp consists of very well built metal structure, 916' and currently used as rv cover on an improved pad. The inclusion of a one trip, lightly used travel trailer, makes for immediate use and comfort. The 30ft, 2021 Springdale with bunks and one slide, made the trip to the property brand new and has been stored under cover. The structure could be further improved with a rainwater collection system, or eventually converted into a barndominium. Great views from camp make for year round enjoyment around the metal fire pit, ideal for stargazing and cooking.

Whitetail, Axis, Turkey, Dove, with occasional free ranging exotics can be found in the area. The property includes a ground blind set up over a feeder pen, with free choice and spin cast feeders operating.

The owners have the use of a shared water well and use the two water totes to transport water to camp. There are are power lines available via deeded easement approximately 4/10 of a mile from the camp. The property has an agricultural use exemption for the purpose of tax calculations.
