LARGE REMOTE TRACT WITH SUBSTANTIAL WATERFRONTAGE. One of a kind tract containing 422 surveyed acres with over 2 miles or 11,350’ of water frontage on Spectacle Pond (Big Spec Pond). Located far from busy roads or towns, this parcel is accessed by over 7 miles of year-round well maintained gravel road system from Route 9 in Aurora, Hancock County. This property contains 1-1/2 miles of road frontage and three gravel access roads that gain entry the interior of the property. One road (named 73-34-5) comes within ±200 feet of the lake and another less than 1,000’. The majority of the lot has been recently harvested with some sections along the internal roads that have been planted with Spruce seedlings. The frontage on Big Spec is along the south shore with a northerly aspect that affords west, north and easterly views. The topography is mostly gently sloping to rolling. Spruce, balsam fir, hemlock and white pine are mostly found along and near the shoreline while inland turns to mixedwood consisting of maple, birch, aspen, white pine and spruce/fir. Big Spec Pond is 1,754 acres in size and has a maximum depth of 30 feet. Big Spec is a typical Maine lake with rocky meandering shorefront exhibiting some exposed rocks just off the shores edge that make for a picturesque setting. The pond has a well-established stocking of White Perch and Pickerel with past stocking of Brown Trout. At the ponds outlet – East Branch of the Union River, some limited reproduction of Brown Trout has been noted. Deer, coyote, and moose populate the area, and much sign was noted. A moose was seen during a recent visit by the listing broker. There are 6 or 7 small brooks that flow into and thru the property to Big Spec and are considered intermittent brooks. There is one year-round brook, Garden Eden Brook that is rather scenic as it flows into Big Spec. The property is surrounded by only two other landowners. Nearby lands in T 16 MD are conserved. Wind turbines can be seen from the property. There is no power nearby. The property is enrolled in Maine’s current use tax program called – Tree Growth. This allows for reduced taxes. Taxes have yet to be determined since the 422 acres for sale was part of a bigger lot. Tax rate for the town of Osborn is $4.40 per $1,000 of evaluation. It is believed to be the lowest tax rate in the State. Taxes are estimated to be around $1,300.

From intersection of Route 179 & 9 in Aurora, continue East on Route 9 for 5 miles and take Right onto 73-00-0/Spectacle Pond Road just after the Whales Back. Bear left and go 7.2 miles, turn Right. Go straight for ½ mile to east boundary line on Right. There is about 1.4 miles of road frontage with three access roads off 73-34-0 road.
