The remaining one-third of the ranch transitions into rolling terrain following Middle Creek for approximately 0.8 mile, as well as Melon Creek for an additional 1.5 miles, with dense native brush and hundreds of giant Live Oak trees.

The property has 3 water wells and electricity at 2 locations, interior and exterior barbed wire fencing, and a set of cattle pens. There is a good road system throughout the ranch allowing for easy viewing.
