Brady, TX 76825 - McCulloch County

Location. One of the best reputation counties in the Texas Hill Country for hunting and recreation is McCulloch County. Brady is the county seat, and the geographical center of the State, known as "The Heart of Texas ". This ranch is 18 miles north of Brady, with paved access.

Terrain. The ranch terrain is gently sloping. The appearance is varied; part of the ranch has heavy brush cover similar to South Texas. There are nice live oaks among the beebrush and mesquites. It also has cultivation, fields that are typically planted to wheat. The wheat provides some income and is a great attractant for deer.

Improvements. A nice lodge was built on the ranch in 2009. It is an attractive building, solidly built and it is a very low maintenance structure. It has a masonry exterior with a metal roof.

The interior is well done with solid wood ceiling in the great room, a 9 foot island in the kitchen, and a jet tub in one of the baths. One side of the house has a 45 foot long porch, and there are large covered areas on each end of the lodge for outdoor cooking, recreation, or for vehicles. These are approximately 40 feet by 32 feet.

Water. The house is supplied with rural community water. Water for the wildlife or livestock is supplied by 2 stock tanks or ponds on the place.

Wildlife. Whitetail deer, dove, turkey and varmints are abundant here.

Minerals. The owner may include a portion of the minerals with an acceptable offer.
