The Burtsell Tract (Listing #4821) is located within five (5) miles southeast of Okolona and five (5) miles north of Interstate 30 and Exit 54. Tract is described as Part of W of frl. NW, Section 18, Township 9 South, Range 21 West, containing 44 acres, more or less, Clark County, Arkansas (see attached maps). Access is via woods road (old County Road 466) from Burtsell Road. Terrain is gently rolling to flat. Site index for loblolly pine (base age 50) averages eighty-one (81) feet on fine sandy and silt loam soils.

Timber consists of scattered mature pine sawtimber with pine pulpwood understory. Based on inventory of merchantable timber on 44 acres conducted by Kingwood Forestry in November, 2020, estimated tree counts and timber volumes are as follows:

Pine Sawtimber: 2,081 Tons

Pine CNS: 83 Tons

Pine Pulpwood: 274 Tons

Pine Topwood: 496 Tons

Hardwood Pulpwood: 127 Tons
