White Oaks Black River is a 443-acre recreational property located in Clay County, Arkansas, approximately 10 miles east of Corning. The GTR features a water control system powered by a 10-inch electric-turbine well connected to underground piping that feeds four risers throughout the timber. This system allows for flooding on demand and helps maintain thawed water during winter freezes. The woods contain four shooting holes, two equipped with duck blinds, and two zero-grade food plots planted in crops and left standing to attract waterfowl. A third zero-grade field outside the GTR serves as a duck rest area. The entire GTR is accessible by boat directly from the lodge’s boathouse. The property is located near the Black River, Black River Wildlife Management Area, Big Cane Conservation Area, and Coon Island Conservation Area—all recognized duck hunting destinations in the region.

Fishing opportunities center around a 34-acre reservoir stocked with largemouth bass, crappie, and bream. The reservoir was designed and managed by Southern Pond Management and includes a gravel boat ramp, dock, and fish feeders. A half-acre pond stocked with bream provides additional fishing opportunities.

The property has produced quality whitetail deer over the years, with trophy bucks taken periodically. A 5-acre tillable field is suitable for planting sunflowers for dove hunting in early fall.

The infrastructure includes a newly constructed 4,880-square-foot main lodge with a 1,008-square-foot guest apartment connected by a breezeway. A 1,008-square-foot garage, also connected via breezeway, and a 2,750-square-foot shop provide ample storage and workspace. The property and lodge grounds are all accessed via a private, gated, all-weather road from Arkansas State Highway 62.

Recent improvements include new shop building, water control structures in the south and west fields, development of a new shooting hole, mulched boat lanes, new levees, and a graded gravel pad.
