The Shiloh Church Tract (Listing #4595) is located about seven (7) miles southwest of Arkadelphia and is described as Part of W, Section 17, Township 8 South, Range 20 West, containing 181 acres, more or less, Clark County, Arkansas (see attached maps). Tract includes 124 acres of 1989 pine plantation, 11 acres of 1997 pine plantation, plus merchantable native timber. Terrain is rolling and all-weather logging may be possible. Access is frontage on Shiloh Road and Bateman Road. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per acre) in December, 2017. Based on the inventory, estimated tree counts & timber volumes* are as follows:

The Mill Creek Tract (Listing #4593) is located about six (6) miles southwest of Arkadelphia and is described as Part of NW of NE, NE of NW, Section 16, Township 8 South, Range 20 west, containing a total of 46 acres, more or less, Clark County, Arkansas (see attached maps). Access is frontage on paved Central Road. Timber consists of thinned 1993 pine plantation west of Mill Creek and native pine and hardwood east of creek. Terrain is flat to gently rolling. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per acre) in December, 2017. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 1,897 Trees; 203,136 BF; 1,861 Tons

Pine CNS: 430 Trees; 17,497 BF; 207 Tons

Pine Pulpwood: 962 Trees; 405 Tons

The Oakland West Tract (Listing #4597) is located about eight (8) miles southwest of Arkadelphia and is described as Part of SW of NE, Section 18, Township 8 South, Range 20 West, containing 30.59 acres, more or less, Clark County, Arkansas (see attached maps). Access is frontage on Shiloh Road. Terrain is rolling. Timber consists of merchantable native pine and hardwood. Plat of 2001 survey is available upon request. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per acre) in December, 2017. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 266 Trees; 51,080 BF; 387 Tons

Pine Pulpwood: 80 Trees; 32 Tons

Pine Topwood: 58 Tons

Oak Sawtimber: 83 Trees; 8,817 BF; 77 Tons

The Oakland East Tract (Listing #4598) is described as Part of E of NE, Section 18, Township 8 South, Range 20 West, containing 7.57 acres, more or less, Clark County, Arkansas (see attached maps). Access is frontage on Bateman Road and Shiloh Road. Timber consists of merchantable native pine and hardwood. Terrain is gently rolling. Plat of 2017 survey is available upon request. Kingwood Forestry conducted an inventory of merchantable timber (one plot/point per acre) in December, 2017. Based on the inventory, estimated tree counts & timber volumes* are as follows:

Pine Sawtimber: 214 Trees; 38,640 BF; 271 Tons

Pine Pulpwood: 177 Trees; 31 Tons

Pine Topwood: 59 Tons

Oak Sawtimber: 16 Trees; 3,581 BF; 26 Tons

Gum & Misc. Sawtimber: 13 Trees; 933 BF; 10 Tons

Hardwood Pulpwood: 750 Trees; 205 Tons

METHOD OF SALE: These tracts will be sold on the basis of lump sum sealed bids. Bids may be submitted on any or all tracts. An offer form is attached. Bids will be opened at the Kingwood Forestry office at #4 Executive Circle, Arkadelphia, Arkansas at 10:00 a.m., Friday, February 16, 2018. Buyers submitting offers are welcome to attend the bid opening. Mailed bids should be addressed to Kingwood Forestry Services, Inc., P.O. Box 65, Arkadelphia, AR 71923 with Powell Land Sales clearly marked in the lower left corner of the envelope to protect the security of the offer. On mailed offers, please call our office prior to bid opening to confirm receipt of offer. Bids may also be delivered by fax to 870-246-3341 or by e-mail.
