The ranch generally consists of improved grasses with scattered live oak and other timber. There is approximately 430 acres in Giant Bermuda, Tifton Bermuda, Klein grass and William Love grass.

Fencing is conventional and in good condition. There are two sets of pipe and wire working pens.

There are 4 water wells (3 w/ submersible pumps and 1 w/ a windmill. The older well with the windmill is not in use. There is an excellent water system in place with reservoirs, pressure systems, pipelines and water troughs which allows for a high concentration rotational grazing system. There are 2 earthen stock tanks.

A 2/1 hunting cabin has recently been renovated. The property is home to white tail deer, turkey, dove and quail.
