Location: The ranch is about 10 miles northeast of the town of Hebbronville, near the Jim Hogg County border. This property has road frontage on both sides of Hwy. 359, about 3 miles southwest of the town of Realitos. There is 122 acres +/- on the North side of 359 and about 387 acres on the South.

Topography: Gently rolling red dirt country with an outstanding diversity of desirable native brush for trophy deer and excellent hunting. Brush includes quajillo, granjeno, guayacan, blackbrush, whitebrush, persimmon, prickly pear, mesquite, and other indigenous South Texas plants and shrubs. There are several drainages through the ranch that may provide other tank opportunities. About 60% of the ranch is heavy, tall, native brush. The remaining acreage is in various stages of re-growth and about 50 acres are in foodplots for the wildlife.

Wildlife: The ranch has great deer hunting for big deer, as well as outstanding hunting for quail, dove, turkey, hogs, ducks, javelina and predators.

Improvements: There are two houses (each approximately 1500 sq. ft) and a bunkhouse on the property (all on South 387 acres). The houses need repairs and will be sold on an as is basis. They have not been lived in for a number of years but have held up well.

The ranch is perimeter and cross-fenced, in good condition. Electricity is available in several locations.

Water: EXCELLENT WATER RESOURCES ON THIS RANCH! There are three electric wells on the ranch (2 on the southern 387 and one on the North 122 acres.) Two ponds are fed by the wells on the South part of the ranch and there is one pond on the North 122 acres. Abundant groundwater is available in this area.

Minerals: Absolutely no minerals to convey with the sale, there is no production on the ranch.

Price: Asking $1,640.00 an acre for the 508 acres, or $1,695.00 an acre for North 122 acres and $1,680.00 an acre for South 387 acres if sold separately. Price is firm.

Remarks: This is a fantastic hunting ranch in prized territory with excellent water. You just dont find ranches like this very often for any price.
