TERMS: $50,000 per parcel due the day of the auction at which time the successful bidder will
enter into a written purchase agreement with the seller. Balance of the sale price to be paid
on or before April 14, 2023 at which time a title insurance commitment showing
merchantable title and personal representatives deed will be delivered.
The cost of title insurance and escrow fee will be equally split between the buyer and seller.

The purchaser of Tract 4 will not have access to the main farmhouse until April 15th 2023. Prior to April 15th 2023, the beneficiaries of the Sharelyn Drummond Estate shall retain the right to enter onto the property consisting of the main farmhouse to retrieve personal property items. Additionally, prior to April 15th 2023, the Personal Representative shall retain the right to enter, or to allow representatives of the personal representative to enter, the property consisting of the main farmhouse to retrieve personal property items.
