LOCATION - The ranch is located approximately 10 miles South of Seguin, Texas on South State Highway 123. The property is located about 30 miles East of San Antonio, Texas, approximately 60 miles South of Austin, Texas and approximately 170 miles West of Houston, Texas.
ACCESS - The property is accessed from State Highway 123. The access is via a gravel road placed on an owned strip of land about 60 feet wide and is about 2.25 miles from the highway to the main gate. The gravel road continues for another ½ mile from the main gate to the headquarters area. There are two automatic high fenced gates along the gravel road, one on Highway 123 and the other at the entrance to the main portion of the ranch.
TERRAIN - The terrain on the ranch is rolling wooded hills with views of the surrounding area. The elevations run from approximately 550 feet MSL in the lower Western side to about 670 feet MSL on the hilltops. There are several drainage creeks that drain the property to the West and South. Part of the ranch contains the beginning of the East Fork of the Ecleto Creek.
VEGETATION - The ranch is heavily wooded with Post Oaks, Yaupon, Beautyberry and other native trees and underbrush along with grasses typical in a Post Oak Savannah range type.
SOILS - According to the Guadalupe County soil survey the soils on the ranch consist of Patilo and Arenosa soils which are a brown fine sand and also Nebgen-Jedd soils which are sandy loam soils.
WATER - The property has one water well that supplies the headquarters area and cabin. There are four stock tanks that can be fed from the well through pipes that run from the well to the tanks. The well is approximately 400 feet deep and is equipped with a submersible pump and water conditioner.
WILDLIFE - The ranch is set up for bow hunting or rifle hunting. The property has a white tailed deer herd with an approximate one to one buck to doe ratio that has been managed for several years with the assistance of a wildlife biologist. The property has white tail deer, wild turkey, some wild hogs and numerous other native wildlife species. The ranch is currently operating under a Managed Lands Deer level 3 permit.
IMPROVEMENTS - The main part of the ranch is high fenced with the exception of the access road from Highway 123. The property has a nice cabin with one bathroom. The cabin has approximately 600 square of living area and a covered front and back porch. There is a 60’X40’ metal building/barn on concrete slab with two large roll up doors, 220 electric and walk in cooler. The building has a 20’X60’ shed attached to one side. There are numerous rifle blinds, bow/tree stands, feeding pens, protein feeders and corn feeders. The property has a gravel road from highway 123 to the headquarters.
UTILITIES - The property has one electric meter serviced by the Guadalupe Valley Electric Cooperative and telephone service.
TAXES - The property is currently taxed under agricultural valuation. The 2009 taxes totaled approximately $447.18.
