Location: Located south of McCall and Cascade, Idaho in Round Valley. Round Valley is a beautiful meadow valley surrounded by timbered mountains. There are several creeks, some year-round - some seasonal, that flow through the valley. Access is via Highway 55 which connects you to the Boise Valley. The property is about 1.5 hours from the Boise Airport. There is also a smaller airport in Cascade. There is direct access to the national forest and state lands.

Acreage: 516± acres of irrigated pasture and timber land. The property lays in the valley meadow backing up to the timbered mountains. Approximately 40 acres has timber. 212± acres are irrigated via flood irrigation from Chipps Creek, a year-round creek that flows through the property and 40± acres are irrigated from springs and run-off water that fills a 1.4± acre pond on the property. A 12-inch well irrigates 12 acres around the house. The remainder of the land is Dry land farmed and in pastures for cattle. The owners have looked into placing a pivot on the property and have received the right to build a 10 acre lake on the property.

Water: There are two creeks that flows through the property. Chipps Creek runs year-round and the other creek does not. The pond is filled via spring-run off water and maintains a good level year-round from 4 springs. The pond is stocked with rainbow trout. There is also another spring on the property in the timber.

Operation: Working cattle ranch with hay, irrigated pasture, and grazing land. Seller reports that the ranch can self sustain 150 pair (300 head) without any extra pasture or hay. The seller currently has a 20 acre permit from Idaho department of lands and 120 acres of private party grazing leases. The owner has applied for a 1,700 acre lease from the Idaho department of lands that would run 100 pair from June to November that is waiting to be approved and shall be included in the sale if approved. The hay ground consists of 240± acres planted in timothy, smooth brome, tall wheatgrass, orchard grass, and dutch white clover. It produced 331 tons baled hay in 2009. The property is cross fenced for grazing with steel post, and 4 strand barb wire and New Zealand drilled fiberglass post and high tensile steel electric wire. The bottom three strands can be dropped during the winter.
