The offering includes the rights to harvest and remove the timber, with no obligations to site prep or re-plant, on ±5,410 acres located in Wayne and Glynn Counties, Georgia. The rights will be conveyed in the form of a Timber Deed, with terms expiring in the year 2027 (±1,725 acres) and 2028 (±3,685 acres).
In total, there are ±5,410 acres of various ages of loblolly, slash and sweetgum plantations. The total acreage includes ±3,115 acres of pre-merchantable pine plantations (3-14 years old), ±2,283 acres of merchantable pine plantations (15+ years old), ±2 acres of natural pine, and ±10 acres of merchantable sweetgum plantations.
The timber was inventoried in 2017. The total merchantable pine and hardwood volume (≥ 15 years of age) is estimated at almost 228,905 tons. Collectively, the pine plantations have an average site index of 77.5 feet (base age 25).
AFM has set up an electronic data room containing information for prospective purchasers to use as they evaluate the offering. All prospective purchasers who execute a Confidentiality Agreement (CA) will be granted access to the data room.
