two creeks and mountain views

Description

Choose from several beautiful creekside or hilltop home sites with no HOA or building restrictions. Build higher on the hill in the woods for maximum views or lower on one of the already-cleared hillsides. You can skip the huge expenses associated with land clearing and access by purchasing this ready-to-build site and get going with your home in 2026. Gravel driveway from Buffalo Rd into the property included along with home site clearing and Plateau Electric power extended to near the property (you will need 1 or 2 additional power poles added for your home site depending on which build site you choose and more poles if you wish to build futher up the mountain). No further subdivision of the land allowed unless to family members or heirs. Adjoining neighbors all have larger parcels from 15 acres to over a hundred acres so you're in the country but close to civilization in Oneida. The west and east boundaries of the tract include two creeks. Surveyed with survey plat and legal description provided by Seller. Several home site options for you to choose from on the land with views of the Buffalo Creek valley and the surrounding mountains. You could easily build a pond or two in the lower areas of the property. This site is accessed via a 50' right-of-way from Buffalo Rd, a paved county road approximately 13 minutes' drive to town in Oneida; the right-of-way (ROW) serving as a private driveway is subject to a road agreement binding on all users to maintain the road and split maintenance costs equally, if applicable (in other words if you are the only user, you're solely responsible for maintaining the driveway/ROW). Oneida offers a hospital, Super Walmart, Tractor Supply, Farmer's Coop, and numerous local and chain restaurants. Utilities include Highland Communications high-speed internet, Plateau Electric power, and City of Oneida water at Buffalo Rd (or you may choose a water well or spring system instead). More acreage available adjoining south and east if you want a larger farm up to 150+- acres (see last image in the pictures section for parcels 23-29 acres). Great site for country living with all farm animals allowed and fantastic recreational opportunities in the area. Build whatever you want on the land: luxury home, tiny home, RV or Class A parking space, metal toy building, wood cabin, traditional stick-framed home, or barndominium with no building restrictions and no zoning. Fishing and abundant game on nearby public land. Visit Lake Norris, Cove Lake, Big South Fork National Recreation Area, TWRA hunting land, and Ride Royal Blue at I-75 Exit 141. Brimstone is just a few miles to the southwest. This region is truly a paradise for the outdoorsman, naturalist, or homesteader. Deer, elk, bear, turkey, and all mountain small game thrive in this valley. Landowner has many more sites available so call or email if you're looking for something different and see my ads at bottom of the landing page for other properties in the area. No offers considered without proof of funds to close or evidence of preapproval of your financing (explore Rural 1st for financing if you're not already preapproved by your bank). SHOWN BY APPOINTMENT ONLY & TOUR AT YOUR OWN RISK-dress for a hike with boots and jeans. The private driveway and right-of-way for this property is just south of the Acres Cemetery heading northeast and going uphill from Buffalo Rd. By entering the property, you agree to be responsible for your actions and choices and use due caution on the land. Five more tracts of 23-29 acres available on the west face of Privet Mountain-see the last few images in the "pictures" section of this listing for a perspective or buy the whole 150.65 acres for 450k.
