North Fork John Day River

Location: This 571 acres is located on the North Fork of the John Day River. It lies

north of the river bordered by private and public land. From Pendleton

Oregon you go about an hour and twenty minutes south and then go

18 miles west to the property. Or you can go to where the Middle Fork

of the John Day River heads west and go about 23 miles to the piece.

Size: This is 571 acres deeded with some state lease(about 180 a.) that the owners use. It has been surveyed

and marked. There are no easements through the property. The USFS has a key to get

through it but it is only a few feet on the west side of the property.

Land Characteristics: This land is flat, rolling, steep in places with draws. It has beautiful views

of the mountains, river, and timber. The slope is south with draws facing both east and

west. It is excellent for cattle grazing because the elevation runs from about 2300 to 3800.

This gives both early and summer feed.

Timber: There are pine, fir and juniper on the property with some really large trees in the draws and the

meadows. You can see these in the pictures. It has a nice mix of trees, open spaces, irrigated meadows

and water.

Water: The North Fork of the John Day River runs right in front of the ranch. It borders the irrigated land

which has water rights for about 46 acres. Water comes from the river. There is between ¼-3/8 mile

of river on the property. Potamus Creek is on the west side of the ranch. There are numerous springs

and ponds throughout the piece. It is very well watered for domestic animals and wildlife. They have

taken hay off of the irrigated land and also used it for late summer grazing. In the 24 years they have

irrigated, they have been shut down because of low water once in late August or September. The North

Fork is a Federal Wild and Scenic River. Fishing for trout, steelhead, and bass is exceptional in

the river on the property. You will also see salmon but they are not legal to catch.

Wildlife: Elk, deer, bear and turkeys are there at one time or another. Deer are there all of the time but the

other species will be in and out depending on time of year and weather conditions. It is an excellent

area for all of these species. There are geese, chukars, ducks and other birds on or close to the ranch.

Improvements: It is a log home that has been very well done. It is about 23 years old so all of the settling and

movement have been completed. There is a nice kitchen as the pictures show along with 2 baths, 2 br,

an office and living room. These are included in an upstairs. There is also an extra room that has been

started but not completed. It is also shown in the pictures. This room would make a great bunkhouse

and sleeping quarters. It is well done also. There is power from Colombia Power Co-op that runs to

ranch. A spring and well supply water. The water is very good and abundant. The spring was put in but

was not satisfactory one year when it was very dry so the owners sunk a well. All of the permits are

legal for power, home, well, and septic.

General Thoughts: This ranch is located in a very mild climate. They get some snow but not very much. Mostly

it is gone after a few days. It warms up in the spring early and the grass comes early. They have quite

an orchard around the house in which they can look upon from their deck. It is composed of cherry,

plums, peach, apple, apricot, crabapple, pears, and grapes. Also, be reminded! This place is

SECLUDED! You just dont go to the store everyday. You do have neighbors but they are a few miles

away. Really the only sounds you hear are the river, the wind through the trees, and the elk bugling

in September. It is quiet. The property is set up for three tax lots if the need would arise to do so.
