Padgitt Ranch

Padgitt Ranch is a legacy mixed-use agricultural and recreational property with over 5,833 acres of diverse terrain, rich history, and unmatched water access on Lake O. H. Ivie. Padgitt Ranch has been in the same family since 1878. The ranch spans across southwest Coleman County and a small portion of southeast Runnels County in central Texas. When the lake is full, the ranch features over 10 miles of frontage on Lake O.H. Ivie, one of the top trophy bass fishing lakes in the nation. This is one of the most unique and versatile ranch offerings in the state of Texas.

Property Highlights

5,833 acres with diverse terrain, creek beds, open pasture, cultivated pasture, and hardwoods. 10+ miles of Lake O.H. Ivie frontage with multiple access points and world-class bass fishing. Eleven water wells and multiple stock ponds, creeks, and active springs. Turnkey cattle infrastructure with cross-fencing and four working pens. Historic headquarters compound with four homes and support buildings. Excellent wildlife habitat with established deer, turkey, quail, and dove populations. First fenced ranch in Texas history, with deep roots in early ranching heritage.

Water Features

The ranch offers a balanced mix of creek bottoms, open pasture, cultivated fields, wooded areas, and elevated long-range views. Elevation ranges from 1,700 ft to 1,555 ft ASL and yields a 145 ft elevation change across the property. The southern boundary of the property is defined as the 1555 ft ASL contour. Native hardwoods include live oaks, cedar elms, pecans, junipers, and mesquites. Surplus land below the 1,555 ft lake contour to the water belongs to the Colorado Municipal Water District, but provides an additional 1,500 acres of exclusive use, depending on lake levels. There are multiple cultivated fields currently used for grazing and hay. The ranch is currently a cow-calf operation and can support up to 300 head of cows. The number of cattle could be increased with irrigation and additional cultivation. Recreational uses include hunting, fishing, hiking, 4-wheeling, etc...

Improvements

Includes the historic 1935 headquarters home, remodeled by architect Robert S. Morris. (hand-hewn stone house). Three additional small ranch-style homes at two different locations on the ranch. (1300 to 1800 sqft each). The headquarters is the oldest continually occupied home in Coleman County. Additional barns, equipment sheds, and storage buildings. Four sets of working cattle pens. Concrete above-ground swimming pool fed by a windmill. All-weather ranch roads and extensive internal fencing for rotational grazing.

Wildlife and Recreation

A strong Texas native wildlife population, including whitetail deer, turkeys, quail, doves, ducks, and hogs. Exceptional bass fishing on Lake O.H. Ivie, home to several record-setting largemouth catches. Ideal habitat for year-round hunting, fishing, and nature enjoyment. Multiple easy access points to drop in kayaks/canoes, along with several potential locations for a private boat ramp.

Historical Significance

Established in 1878, Padgitt Ranch, originally Day Cattle Ranch, was one of the first fenced ranches in Texas and played a pivotal role in the Fence-Cutting Wars. The family successfully lobbied for legislation that made fence-cutting a felony in 1884, cementing the rights of private landowners. In 1999, the ranch was recognized with the Family Land Heritage Award.
