Iraan, TX 79744 - Crockett County

This ranch is comprised of 6370 acres of large mesas, deep canyons, magnificent limestone bluffs and broad river bottoms. The Pecos River runs along the western boundary of the ranch, with approximately 5 miles of river frontage. There is a tremendous amount of elevation change on the ranch with the elevation ranging from 2,120 +/- asl to 2,900 +/- asl. The property is a working ranch with a good infrastructure of pens, pastures, and traps. Several caves on the property have been known to have Indian artifacts.

There are two headquarters located on the property. The original headquarters is located deep in the heart of the ranch surrounded by the serene hilltops and beautiful canyons. The new headquarters, with its newly constructed 3,200 square foot shop and 2,300 square foot Mobile home, is located at the entrance of the ranch just a few minutes from Iraan Tx.

This property is located on the Edwards-Trinity aquifer and is substantially watered with multiple water wells, water tanks, water troughs, and dirt tanks. The water wells range from a depth of approximately 40' to 500' deep. Trees on the property consist of live oak, shin oak, mesquite, and juniper. The rangeland of the ranch is in good condition with an abundance of grass and shrubbery currently on the property. This abundance of cover provides a great habitat for the many species of wildlife. Whitetail deer, mule deer, rio grande turkey, bob white quail, and dove are some of the game species that are known to be in the area. There are also several predator species known to be in the region, such as mountain lion, bobcat, coyote, and fox. The fencing on the ranch is in new to average condition.
