HWY 287 Farm, with Large Slough

This dryland farm is just a mile west of Chillicothe, on the north side of Highway 287. It has paved road frontage, both along the highway and Potter Rd on its west side (that dead ends at the property line, so no through traffic) and electricity running along its south border. You shouldnt have any problem finding ground water here within 100.

The property has no fences and consists of basically two fields totaling approximately 55 acres. The current owner has been using the land to grow hay for his cattle operation. The fields are divided by a large water slough, which will hold 2.7 surface acres of water when full. This basin is shallow and will go dry. It attracts lots of ducks in the wintertime, when full. I jumped a covey of bobwhites while walking the land. There are deer and hog tracks going through it as well. The whole place is very open, though, and its primary use is for agriculture production.

I think this farm would take well to grass and would make a nice homesite. It is close to town and has paved road access, always a plus when looking to build.
