The rear lake is approximately 30 acres and the front lake is approximately 20 acres. The 30 acre lake connects with the Tioughnioga River (West Branch) which can flood and allow fish to enter the lake. The property is wooded as well and holds deer, turkey and the duck/goose hunting is great. Front lake has a gorgeous floating dock as well as a shipping container for storage -- great spot to build.

The average depth of the water is unique creating a bath-tub design. Depths were sounded from 16 feet all the way to 31 feet. This depth allows for a thermocline (temperature difference) of 20 degrees. (tested surface temp was 70 degrees, bottom layer was 50 degrees)
