The Cousart Bayou Farm is an investment grade agricultural commodity production farm consisting of 620 (+/-) total acres located eight miles east of the city of Pine Bluff in Jefferson County, Arkansas. This farm has been developed and improved to be a strong income producing farm with nearly all of the tillable acreage being precision leveled. According to the Farm Service Agency, there are 559.48 tillable acres, of which 350.08 acres have been leveled to a zero grade, and 163.07 have been leveled with a fall. On the western portion of the farm, there are three wells that irrigate the entire farm with the eastern fields being irrigated by gravity flowing the water from the west. The farm has great access and frontage along Arkansas State Highway 425 on the west side. On the northwest corner of the farm, there is a headquarters site with a 4,000 square foot metal building shop and an equipment yard.
The farm has a history of heavy rice rotation with some acreage being planted in soybeans each year; this combination has historically produced a solid return for the landlord. The hunting rights on the farm have not historically been leased out. With that said, we believe the hunting rights could be leased out for additional income each year. With nearly all of the tillable acreage being precision leveled, planting history, and such a strong efficiency this farm lends itself to continue to be a strong agricultural investment.
