The River runs through the southwest corner of the property, with draws leading into the river from this place. The southwest portion of the ranch is primarily mesquite pasture with draws of mesquite, brush and scattered cedar leading into the river.

The land is comprised of a mix of natural mesquite pastures, former CRP acreage (now in normal agricultural status) with scattered mesquites and draws leading to the river. Cedars can be found scattered across the ranch on the hills and in the draws, but mesquite is the primary cover.

The property receives $1,672 per year in USDA-FSA direct payments on the cotton base allocated to the former CRP acreage. This acreage totals 246 acres in three tracts, now in permanent grass (klein, love and others) and scattered brush. These areas could make excellent food plots or be used for hay or grazing, if desired.

25 acres off the northern end are leased to National Gypsum Company which used this acreage to harvest the gypsum in years past. The lease is still active, but there appears to be no recent activity on the 25 acres (fenced separately).

The terrain varies from rocky hilltops at around 1,870' elevation to the river bottom at about 1,730' elevation, with the general elevation descending from north to south around 120'.

Interior roads provide easy access to all parts of the ranch, so you can focus on enjoying the place.

Access is provided from FM 610 by a deeded easement to the north gate. The Stonewall County road department has historically maintained this easement as a county road.

Electricity, a rural water supply line and 2 water wells are already on the property. One water well is in operation, located in the set of pipe livestock pens by the old house. The rural water line has not been used in years, but is available if desired to put back in operation.

The old house, while in poor condition, provides the location for an excellent homesite, RV hookup or storage area. The rural water line and electricity are both available at this location, as is the water well in use.

The views of the Double Mountains to the north and the Double Mountain Fork of the Brazos River cliffs to the south are outstanding. No matter your preference, you'll find something you like on this place!
