TRACT 1: The NE & E NW 26-4-5

240 acres, m/l, with approximately 160 acres terraced upland and bottom land, 34 acres native grass pasture, 16 acres hay meadow, with the rest being waterways, timber and creek. There are 56 acres growing wheat. 49 acres have been fertilized for spring crops.

The FSA bases and yields are 102.1 acres wheat, 30 bushels; 31.4 acres milo, 64 bushels; and 13.6 acres soybeans, 16 bushels. The 2011 taxes are $1,576.44.

TRACT 2: The S & W NW 26-4-5

400 acres, m/l, with approximately 175 acres terraced upland and bottom land, 200 acres native grass pasture, with the rest being waterways, timber and creek. There are 75 acres growing wheat.

The FSA bases and yields are 115.6 acres wheat, 35 bushels; 63.7 acres milo, 63 bushels; and 2.1 acres soybeans, 16 bushels. The 2011 taxes are $2,015.42.

The northeast corner of this section is 1 mile west of the Marshall/Washington County line on K-9 highway (between Barnes & Waterville), then 1 mile south on Cross Creek Road.

Terms: Ten percent (10%) down, the balance due in 30 days. The buyers will receive the landlords 2/5 share of the wheat crop and reimburse the seller for the crop expenses. The buyer of Tract 1 will reimburse the seller for fertilizer already applied to the land to be planted this spring.

This land is a nice mix of productive cropland, good native grass, and excellent wildlife habitat. Camp Creek runs through the section from northwest to southeast. Both the cropland and the grassland have been well cared for.
