Kingwood Forestry Services, Inc. has been authorized to manage the sale of 65.51 acres, more or less, located in Jefferson County, Arkansas. The property is being sold by sealed bid sale on Friday, June 17, 2016 at 10:00 A.M.

Location: The Highway 79 Tract is located approximately 1 mile southwest of the Pine Bluff, Arkansas corporate limits with highway frontage along U.S. Highway 79 North and is described as the part of the NW of the SE and the SE of the SE of Section 26, part of the SW of SW of Section 25, Township 6 South, Range 10 West containing a total of 65.51 acres, more or less, located in Jefferson County, Arkansas. The property was recently surveyed and all of the property lines have been blazed and painted yellow, except along U.S. Highway 79, where the highway right of way is the property boundary.

Property Descriptions: The property consists of approximately 57 acres natural pine-hardwood timber, approximately 5.5 acres of merchantable pine plantation, approximately 1.5 acres of fields with a an old barn, and approximately 1.5 acres of pond and beaver slough. The property has approximately 825 feet of highway frontage, of which approximately 400 feet is usable frontage with access to utilities. Per the NRCS Web Soil Survey, approximately 59 acres are classified as having either moderately well drained or well drained soils and the average native site index of the soils is 84 feet (Base Age 50). Kingwood Forestry Services, Inc. conducted a timber cruise in December 2015. Fifty-six 10 BAF prism plots were taken on cruise lines running north and south. All timber was tallied in 1 diameter class by species and product
